How to Evict a Tenant Quickly in Louisville

Offer to pay them to leave

  2. You can only use this order to get possession based on section 21. In order to be able to do this, you have to serve a section 21 first and the fixed term has to have ended.

So although this is a legal way to have a tenant evicted, it is not the quickest way to do so.


A standard eviction


If you have an AST, a standard eviction is possible, this, however, can take three to six months. There is no way to push this process to go quickly as it can actually delay it. All you can do is wait through the steps and act promptly to make sure everything you need to turn in is perfect to prevent further delay.


Look for ways the tenants are breaking their contract


If your tenants are damaging the property, or doing something illegal in the home then you can call the cops. They may be required to move out because of a broken contract. But remember even if they are arrested you can’t go in and change the locks. You will need to wait and make sure it is all legally okay for you to have them evicted.

Unfortunately, once a tenant has been handed the keys to the property you lose control over it. You can only get it back if the tenants move out voluntarily or you have a court order for possession. This can take months, and will not help your situation.

One way that you can get rid of tenants is to sell the property. However, the tenants have to stay because there are still stipulations.


Try selling your home
